  1. Sagging. If your roof has a noticeable sag, it’s likely in need of either significant repair or total replacement. Sagging occurs when there’s damage to the material underneath the shingles. Because the cause of this damage isn’t always obvious — it can range from age-related decay to structural flaws in the roof itself — it’s sometimes necessary during the repair to take the roof apart, occasionally making a complete roofing replacement non-optional.
  2. Interior Water Damage. Your roof needs immediate attention if it no longer prevents water from leaking into your house. While damaged shingles and other causes of leaks can often be repaired, other causes, such as a bad installation, may require a full roofing replacement. Besides water dripping from the ceiling, signs that your home has roof-related water damage include mold, foul odors, and pest infestations.
  3. Cracked, Curling, or Missing Shingles. Roof shingles are one of the most important parts of your house, often serving as the first defense against inclement weather, falling debris, and other hazards.
